Window Sash Repairs

Check the windows sashes regularly for signs of damage, mildew and mold. If you catch these issues early, you can save money on future repairs.

The sash is the interior framing that moves vertically up or down in windows that are open. This article will show you how to perform several simple repairs to sash.

Weather Stripping

Wood window sashes provide an elegant look to your home. When properly maintained, they can last for years. They may, however, get damaged or deteriorated over time due to exposure and normal wear and tear. Thankfully, sash repair experts can bring your windows back to their original condition and keep them looking great for longer than replacement windows.

The first step in sash window repairs is addressing weather stripping. It's found on both the sash as well as the frame. It can cause drafts if damaged or is loose. To fix it, begin by finding your window brand and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its width and height so that you can locate replacement weather stripping to match.

Smooth the compound with your putty knife, then let it dry for at least a day. Once the putty has fully cure and dried, you can apply an acrylic latex topcoat. This will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that holds window sashes is susceptible to wear and tear due to time and usage and the result could be a door or window that won't open or close easily. It's a good idea to know that replacing and repair of this hardware is typically straightforward and cost-effective. If a sash isn't easy to operate you can try spraying some oil into the jamb channel and then open it to see if that solves the issue. If not, the issue is likely to be with the sash balance, and you'll need to take out the sash to access the hardware.

Sash Weights

Sash weights can be replaced to improve the performance of your window sash and decrease energy costs. Sash weights are composed of heavy iron or lead cylinders that are encased inside a concealed cavity, and attached by ropes to the moveable window sash. They are counterbalancers which allows the window to be opened and closed without using mechanical or electrical devices. The sash weights are usually ignored or discarded by homeowners and turned into scrap when they break; therefore you might need to search for replacements.

After removing the access panel, you are able to begin working on the sash. Take the narrow beads (also known as "tie rails") out of their grooves with flat bar or chisel.
